The site descends downhill from the street, with an approximate vertical difference of 3.5 meters. To accommodate this slope, we designed the house across three levels: a lower ground floor for the parents' living space, a ground floor for shared living, and an upper floor for the couple and their children. This layout effectively provides both private and communal areas for the entire family. Only the ground floor and upper floor are visible from the street, blending seamlessly with the predominantly two-story residential neighbourhood.

Two existing large trees on the street side initially posed a challenge to the construction. Instead of removing these trees, we opted to integrate them into the design as natural "screens" for the house. The master bedroom was strategically placed behind the trees, with a large opening created where the tree branches act as a beautiful light filter for the house, diffusing direct North-facing sunlight entering the room.

The view, situated on the South South-east side of the house, is visible from both the ground and upper floors. To capitalize on this view, we incorporated large windows, maximizing both the framed view and natural daylight. Each of the outdoor living niches within the house offers a slightly different experience for the family. The deck on the lower ground floor connects to the rear garden and is shielded by tall timber fences to ensure privacy. On the ground floor, the deck is covered and seamlessly connects to the dining area, serving as an extension of the house for gatherings with friends. Finally, the deck on the upper floor is uncovered, providing a breathtaking panoramic view.

Lake Pupuke Estate https://xstudio.co.nz/project/lake-pupuke-takapuna https://xstudio.co.nz/project/lake-pupuke-takapuna Lake Pupuke Estate

The project is located in Takapuna, Auckland, a three-story housing complex that offers breathtaking views of Lake Pupuke. The design incorporates expansive balcony areas that enhance the residents' connection with the natural surroundings. Its modern aesthetic serves as a striking contrast to the surrounding natural landscape. Additionally, we have utilized the Sto Facade System onto the building's facade, creating an interesting interplay of texture and depth.

To create a visually captivating exterior, we have employed a combination of cladding materials. The used of aluminium Nu-wall, known for its durability and sleek appearance. To further enhance the visual appeal and introduce warmth to the design, vertical shiplap cedar has been incorporated into the cladding. Cedar's natural tones and rich textures create a harmonious relationship with the lake and its surroundings, providing a sense of organic integration.

One of the standout features of this project is the implementation of Cedar Louvers. These louvers are strategically placed to create large bi-fold openings on the balcony. This allows the residents to seamlessly transition between the interior and exterior spaces, blurring the boundaries and fostering a sense of openness. The ability to close off the balcony and transform it into an interior space adds unique functionality to the design.

The playful interaction between the cladding materials is evident throughout the project.  It adds a sense of playfulness and character to the overall design, making it a visually captivating and lifestyle design.

Island View https://xstudio.co.nz/project/island-view-gulf-harbour https://xstudio.co.nz/project/island-view-gulf-harbour Island View

The Island view house is situated in Gulf Harbour built upon a sloping cliff-top site that extends towards Okoromai Bay, providing breathtaking ocean views. The steepness of the site allowed for a design that incorporates split levels that layered across the vertical landscape.

The sound of the waves filtering through the large full-height windows, opening to a covered balcony and exterior pavings to creates a serene environment, leading to the swimming pool and spa.

Karaka Village https://xstudio.co.nz/project/karaka-village https://xstudio.co.nz/project/karaka-village Karaka Village

As part of a major new subdivision within the Karaka precinct is a modern take on the traditional gable form. Although there are multiple units within this Karaka village development, each unit has its own sense of individualism. The varying arrangement of openings and façade treatment allows each owner to have a standout home all while staying consistent with the design aesthetics of the other units.

Each facade plays with the idea of depth, recessing some of the openings and using operable louvres to fill the void which would create a live street front that reflects the way each homeowner lives.

Hobsonville Development https://xstudio.co.nz/project/hobsonville-road https://xstudio.co.nz/project/hobsonville-road Hobsonville Development

Surrounded by local amenities, we created a development that could fit well within the community. Providing green space all around the site and shared green spaces between the two blocks of units for the owners. Dedicated cycling and pedestrian walkways help make the most of the amenities that are within walking distance of the site.

The design itself is a box form that alternates between white and recessed timber units that bring warmth to the lighter tones. This allows for a more interesting street front façade coupled with large openings to give it a modern look with louvre screens for additional privacy.

Taharoto Lane https://xstudio.co.nz/project/taharoto-lane https://xstudio.co.nz/project/taharoto-lane Taharoto Lane

Taharoto Lane is a 19 Unit mixed-use terrace development that will look to transform two sections (currently with one single dwelling on each) into an architectural complex that will serve as an anchor to weave and connect the greater urban fabric of Takapuna.

Size:

Located next to Takapuna Normal Intermediate and a minutes’ walk from Smales farm and the North shore hospital, the proposal will be one of the earlier sections along Taharoto road to see and go through the reform into a more dense and urbanized public space which the Auckland Unitary plan had envisioned for the area.

The site is split into two sections. The purely residential units are located at the rear of the site whilst the front two thirds of the development will offer studio, office and retail on the ground floor designed to open out and integrate seamlessly with the walkway and landscaping. Separate rear private entries will enable access into the upper two floors of these units where the residential spaces are located, all of which will have balconies to offer views out towards the Takapuna city center.

A custom cnc cut screen will be fabricated to form the main street frontage of the development complex. Carefully articulated, the variations were designed to resemble the rippling of a body of calm water; an architectural echo of ‘Taharoto’, which in Te Reo translates to ‘beside the lake’.
