This residential development in Northcote, Auckland, comprises eleven architecturally designed townhouses, arranged across a gently sloping site that steps with the natural topography. The homes vary between two- and three-storey typologies, offering a mix of two-to four-bedroom layouts that respond to a wide range of living needs, from young professionals to growing and multi-generational families. The architecture presents a refined material palette, combining deep red brick façades with black metal cladding, achieving a balance between urban robustness and contemporary elegance. Vertical proportions, framed balconies, and generous glazing establish a strong yet varied rhythm, introducing subtle shifts in massing and setback that enrich the streetscape with architectural diversity.

A meandering central walkway follows the site’s natural gradient, creating an engaging pedestrian experience defined by native planting, dappled light, and moments of quiet retreat. This spine acts as both circulation and social threshold, enhancing the sense of community and connection.

At the human scale, soft landscaping and recessed entries create a sense of welcome and spatial intimacy. Each home includes integrated parking, private outdoor spaces, and access to shared gardens. Pupuke exemplifies a refined architectural response, anchored in material authenticity, contextual sensitivity, and a considered approach to residential living that enriches both private dwelling and the collective neighbourhood fabric.
